Annual Tree Trimming and Free Mulch

Our annual tree trimming is scheduled for January 14-15, weather permitting.
The landscaper will leave the wood chips / mulch behind on Monterey Place FREE for homeowners to use in their back yards. Fresh mulch is a great organic soil amendment that also helps conserve water - feel free to take what you need. The remaining mulch will be spread on the slopes and in the side yards on January 16.

Update on Corner of Via Cantebria and Garden View Rd

An application to replace the three wooden sections of the concrete perimeter sound wall was submitted to the Development Services Department of the City of Encinitas on 11/25. On 12/6 the City acknowledged the receipt of the application and advised the homeowner that it's under review.

Bobcat on Slope

While having breakfast this morning, a homeowner spotted a bobcat walking up the slope. It was large enough to easily kill a small pet in the backyard.

Annual Report


Sandblasted and repainted curbs
Sandblasting was never done before. Removed 20+ years of multiple layers of old peeling/flaking paint for a new clean (and long-lasting) look.

Resurfaced streets
Our 20+ year old streets are in great shape; timely resurfacing protects our biggest HOA investment.

Change of Landscape Contractor
Our landscaper's performance seriously deteriorated in 2019. The board tried to remedy the situation but was met with a take-it-or-leave-it attitude.  Newly hired Watersedge Landscape came highly recommended, with excellent references.

Corner of Via Cantebria and Garden View Rd
Continues to be a major eyesore.  Have been working with the city of Encinitas to compel the two non-HOA homes to do their part. Improvements have been made regarding landscaping and repair of irrigation to the outer perimeter.  Application to replace the wooden sections of the outer perimeter sound wall with a substantially conforming material was submitted to City of Encinitas planning on November 25; the official response expected this week.

Home Repainting
Record number of homes repainted.  Thank you to the community at large and the Architectural Committee efforts. 

Financial
All projects completed on or below budget. Reserves 149% funded. Lean and mean budget. Gradual increase in HOA fees, ($137.00/mo to $141.00/mo), due to landscape maintenance and irrigation repair.

Challenges in 2019 and Going Forward
- Aging/failing irrigation system
- Water loss due to undetected/unreported water leaks
- Aging landscaping.  Aging oversized trees.

Priorities
- Eliminate/minimize costly water loss
- Prioritizing and implementing of incremental landscape improvements throughout
