MENDOCINO HOA LANDSCAPING MODIFICATION AND FEES SCHEDULE
Pursuant to CC&Rs 8.4 "the HOA shall be responsible for maintaining, repairing, replacing and otherwise caring for all HOA property (including, without limitation, the landscaping... within the HOA property...) and the landscaping and irrigation within the Front Yard Maintenance Areas." This means upkeeping the current landscape while repairing/replacing diseased/dead plants. Homeowners who wish to upgrade their front yard landscape can choose from the following options:
A. Install the upgrades of their choice at their own expense, with the approval of the Landscape Committee and the HOA landscaper.
PLEASE SUBMIT A LANDSCAPE MODIFICATION APPLICATION TO MMS
This step is necessary to ensure that no plants requiring extra care are planted (frequent trimming of excessive growth, special nutrient/feeding requirements, seasonal care, annuals, etc.), and that the new landscape will fit into the current watering schedule (there are 3-4 homes on a single watering valve so watering schedule cannot be adjusted for any one individual home with a special landscape). The HOA landscaper will maintain the new landscape but the homeowner will be responsible for replacing any dead/diseased plants.
B. Purchase a turnkey pre-approved upgrade from the HOA landscaper:
Beach Succulents up to $3,100
California Native up to $2,700
Mediterranean up to $2,650

The prices are based on the largest front/side yard and include an irrigation upgrade, soil improvement and multiple plant/landscaping upgrades. The actual price might be less for smaller yards and with fewer/smaller size plants/upgrades selected. The HOA landscaper will warranty the plants and maintain the new landscape.
C. Personalized Design by ALC
Design $475
The HOA landscaper will meet with the homeowner, measure/assess the area, discuss the homeowner's wishes/preferences and propose a tailored upgrade plan with associated cost. If accepted, 50% of the design fee will be credited back towards the implementation cost. The HOA landscaper will warranty the plants and maintain the new landscape.
OTHER FEES TO BE PAID BY HOMEOWNER
Capping irrigation water lines for driveway hardscape installation - up to $400 (each driveway has 2-4 pipe lines; the price is $250/2 lines, $360/3 lines, $400/4 lines).
Capping irrigation water lines for a fence move (required
for moving the vinyl fence on a Residential Unit) - up to $300 (depends on the
affected area: one pipe $125, two pipes $240, 3 pipes $300).
