2025 President’s Report

 Fellow Homeowners,

Our biggest accomplishment this year was the clearing of the slopes as a fire prevention measure and to minimize the risk of homeowner insurance cancellations. It was paid for with a one-time $99/door emergency special assessment and from the reserves and surplus operating funds. We have also added the slopes on Pacifica Way and between Monterey Place and Pacifica Place to the monthly maintenance. Our slopes had never been covered by a landscape maintenance contract – and that’s how they grew out of control. But the risk of fire or insurance cancellations is too real to let it grow back, so the board has decided to increase the monthly dues to $179/mo to cover the slope maintenance and other operating cost increases. You know that I have been the most vocal proponent of keeping our dues low but there comes a point where inflation catches up with you and you have to adjust to a new reality. Please be assured that the board will continue to do its best to get maximum return on our HOA dollars by watching our expenses and focusing on projects with the most visual benefit to most members.

We also seal coated our streets to protect our largest HOA asset and most recently overseeded the grass throughout Mendocino for a greener look.

We have experienced renewed member interest in managing the HOA affairs, with Karen Boyle, Kim Porter and Zach Hill joining the Architectural and Landscape Committees and Michael Dobransky and Allen Lemle joining the board. We have a full house now!

The CC&Rs 2.0 Committee (Matt Deiter, Mike Dobransky, Nancy Van Kan, Samer Boardcosh, Slav Fedorov and Zach Hill) has continued the work to update our CC&Rs. As always, we will keep members appraised of every new step and development.  

Our reserves remain 100%+ funded.

I anticipate the biggest challenge in the new year will be to balance the mounting inflation pressures with the need for landscape upgrades and aging infrastructure management. Our goal also is to gradually give the slopes a more visually appealing look.
