We no longer have a "red stake" program (except for the existing grandfathered yards) where homeowners do their own front yards and the HOA provides watering, but we do support and encourage the variety of styles homeowners can create that our landscaper will maintain.

2017 Financials
We finished the year with $8,850 in net income - money that used to be largely wasted, with little to show for it. Now we will put it to good use to continue to beautify Mendocino.

Message from the President: 2018 Goals
Fellow homeowners:
The Board started the year by listing its 2018 goals based on homeowner input/feedback. Unlike last year when we had a plethora of goals in different areas (most of which we accomplished), this year we will focus on two main things: landscaping and architectural. We have adopted the Landscaping and Architectural Guidelines to help us with this effort.
Our Landscape Management Program will address the worst areas of landscaping (dead or dying plants, scraggly/overgrown/missing shrubs, damaged grass, and more while encouraging more front yard individuality and character.
We started this blog to better communicate with the homeowners and keep the community informed of what's going on. Be sure to subscribe or check back often!

Slope Replanting
SML has re-planted the bald spots on the slope between the trails: lantana for a colorful ground cover and California lilac for color and privacy.

Driveway Strips Update
All the homeowners who pledged not to park in their driveways got their grass replaced free of charge. If you wish to have your driveway grass strips repaired by the HOA, you have 2 options:
(a) pledge not to park over the driveway grass strips;
OR:
(b) reimburse the HOA for the repairs because parking over the driveway grass strips WILL damage and eventually kill the grass.
The alternative is to convert your driveway strips to hardscape: (stamped) concrete, pavers, rocks, or artificial turf.

Monterey Entrance Update
Last year we renovated and upgraded the entrance monument and the landscaping around it.
We have just cleared the dead/dying/overgrown shrubs from the entrance slopes. The next step is to plant new vegetation. The prevailing choice is to keep it tastefully simple by providing a green carpet ground cover for a new "soft" elegant look. If you have other suggestions, please let us know.

We are sorry to announce that Phil DeAnda has resigned from the board for health reasons, and wish him good health. Before getting on the board, Phil made substantial contributions to the betterment of Mendocino by helping rebuild the Monterey entrance monument and advising the board on many practical maintenance and repair issues. Thank you, Phil, for your help. We wish you good health.
